The Planning & Zoning Division is responsible for the implementation and enforcement of the villages zoning code. A variety of tasks are thereby performed by staff, which together help carry out the residential development strategies of the community plan.
A plot plan for new home construction is first reviewed by the Planning & Zoning Division for compliance with applicable zoning code requirements including street frontage, lot size and coverage, building height, minimum square footage, and setbacks.
Occasionally, there are special circumstances or conditions that prevent a property owner from complying with a zoning code requirement. In this case, the property owner may file a variance application, which is heard by the Planning and Zoning Commission. In no case shall the Planning and Zoning Commission grant a variance to allow a use not permitted under the applicable regulations.
