The Village of Canal Winchester has adopted the State of Ohio mandated 2006 Residential Code of Ohio. This code applies to the construction, alteration, movement, enlargement, replacement, repair, equipment, use and occupancy, location, maintenance, removal and demolition of every residential building or structure, any appurtenances connected or attached to such buildings or structures, or any accessory structures.

A plan approval is required for any new construction/alteration
EXCEPT for the following:
  1. One-story detached accessory structures, provided the floor area does not exceed 200 square feet (this includes decks).
  2. Fences not over six feet above grade.
  3. Retaining walls that are not over four feet in height measured from the bottom of the footing to the top of the wall.
  4. Sidewalks and driveways not more than 30 inches above adjacent grade.
  5. Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work.
  6. Prefabricated swimming pools that are less than 24" deep.
  7. Swings and other playground equipment accessory to a one -, two- or three-family dwelling.
  8. Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
  9. Installation of replacement kitchen cabinets.
Although the above nine items are not required to submit plans for plan approval, they may require a Certificate of Zoning Compliance.
