The Planning & Zoning Division is responsible for the implementation and enforcement of the villages zoning code, subdivision regulations and related land use plans. A variety of tasks are thereby performed by staff, which together help carry out the commercial and industrial development strategies of Canal Winchesters Community Plan.

Before a building permit can be issued, the Ohio Building Code requires all plan review applications to include an approved site plan. Staff can assist the developer in the filing and review process for site plan approval from the Planning and Zoning Commission. Items looked at include the following:


  1. Setbacks
  2. Building height and minimum square footage
  3. Off-street parking
  4. Landscaping
Some developments have their own zoning standards that are above the general village standards, such as allowed building materials, parking requirements and signage throughout the development.

Staff also handles zoning complaints. All complaints are inspected to verify if a violation to the Zoning Code has occurred. If a violation is found, the property owner is notified to correct the violation.
